Dubai Property Transfer Fee Calculator

What this calculator does

The Dubai Land Department (DLD) charges a 4% transfer fee on every property sale — legally split 2% each between buyer and seller, though under the standard Dubai MOU the buyer conventionally covers the full 4% in practice. On top of that, there's a DLD admin fee (AED 580 for a ready property, AED 40 for off-plan), a trustee office registration fee of AED 4,000, and a AED 250 title deed issuance fee. This tool estimates your total DLD transfer costs based on the property value.

Disclaimer

This calculator covers Dubai Land Department transfer-related fees only — it does not include real estate agency commission (typically around 2%), mortgage registration fees if the property is financed, NOC fees, or any developer-specific charges, all of which add to your total transaction cost. It also does not apply to other Emirates, which have their own land department fee structures. PrimeLedger Consultancy FZCO does not accept responsibility for the accuracy of the figures produced by this tool. Please confirm exact costs with the Dubai Land Department or a qualified expert, such as PrimeLedger, before completing a property transaction.
